Why don't you offer free mold inspections?
Free inspections are typically offered by remediation companies who profit from the work they recommend. As an independent inspector, I don't do remediation - so my only incentive is to give you an accurate, unbiased assessment. That independence has real value.
What does a standard inspection include?
Every inspection includes a thorough visual assessment, moisture readings, and a written report. Air or surface sampling is available and recommended when there is visible mold or a strong musty odor - sampling fees are separate from the inspection fee.
Are lab fees included in the estimate?
The base inspection price includes 4 mold samples. If you select more than 3 areas of concern, additional air or surface samples may be needed at $85 each - this is already factored into your estimate above. ERMI testing carries its own lab fee and is also included if selected.
Do you offer any discounts?

How long does an inspection take?
Most residential inspections take 1.5 to 3 hours depending on the size of the home and the number of areas inspected. Crawlspaces and attics add time. You'll receive your written report within 24 hours.
