Information here is general, not a diagnosis
Everything on this site — the service pages, the FAQs, the articles about why mold grows — is general information based on what I run into doing this work. It is not a diagnosis of your building. I can't tell you what's happening at your property without going there and testing it. Don't make a repair decision or a health decision based on a web page.
Not medical advice
I'm a certified mold inspector, not a doctor. I can tell you what's growing in your building and how much of it is in the air. I can't tell you what it's doing to your health or anyone else's. If someone in the building is sick, talk to a physician.
What an inspection covers
A mold inspection is a visual and instrument-based assessment of accessible areas on the date of the inspection, plus laboratory analysis of the samples collected. The scope is agreed on before I come out and is stated in the report.
It is limited by what I can reach and see. I do not perform destructive investigation — I don't cut open walls, pull up flooring or demolish finishes — unless that's been arranged separately and in writing. Areas that are blocked, sealed, unsafe, or not reasonably accessible are noted as limitations in the report.
Sample results describe conditions at the time and place the sample was taken. Indoor conditions change with weather, occupancy, HVAC operation and cleaning, so results are a snapshot, not a permanent condition of the building.
Pricing
Published pricing is $450 for a residential inspection and $785 for a commercial inspection, each including 4 laboratory samples. Additional samples are $85 each. Larger properties, multiple buildings, unusual access conditions and travel outside my normal service area may cost more. Any price difference is quoted and agreed before the inspection is scheduled. Payment is due at the time of service unless we've agreed otherwise in writing.
Scheduling and cancellation
If you need to cancel or reschedule, let me know as early as you reasonably can so I can use the slot. I'm a one-person operation, so a no-show costs me the whole appointment.
No remediation, no referral fees
I do not perform, subcontract, or sell mold remediation, and I do not accept referral fees or commissions from remediation contractors. My report may describe the work that should be done; choosing and hiring a contractor is entirely your decision, and I'm not responsible for the work any contractor performs.
Your report
The report is prepared for the client named on it and for the property and date stated on it. It's intended for that client's use. Reproducing it in part, in a way that changes what it says, isn't authorized. Another party relying on your report does so without my agreement unless I've agreed to it.
Laboratory analysis
Samples are analyzed by an independent accredited laboratory. The laboratory's results are reported as issued. I don't own the laboratory and have no financial interest in what it finds.
Limitation of liability
To the extent allowed by Pennsylvania law, my liability arising out of an inspection is limited to the fee paid for that inspection. I'm not liable for indirect or consequential losses, for conditions in areas that were inaccessible or outside the agreed scope, or for conditions that developed after the inspection date.
