The Inspection Is Just the Beginning

Many homeowners assume the inspection is the end of the process. In reality, the on-site visit is just step one. What comes after - lab analysis, the written report, and any remediation decisions - is where the real value lies.

Understanding the full process helps you set realistic expectations, ask the right questions, and avoid being rushed into decisions by contractors before you have all the facts.

This guide walks you through every stage from the moment the inspector leaves your home to the point where you have a clear picture of what's happening and what, if anything, needs to be done.

Your Report Will Include

  • Summary of findings in plain English
  • Moisture meter readings from all tested areas
  • Thermal imaging photos (if applicable)
  • Photos of visible mold growth or water damage
  • Lab results with spore identification and counts
  • Comparison of indoor vs outdoor spore levels
  • Remediation protocol if mold is found
  • Inspector recommendations and next steps
Step by Step

The Full Inspection Process Timeline

From the on-site visit to clearance testing - here is exactly what happens at each stage.

01

During the Inspection

On-Site Assessment

Your certified inspector walks through the property using moisture meters, thermal imaging, and visual examination. Air samples and/or surface swabs are collected and labeled. The inspector notes areas of concern, moisture readings, and any visible mold growth. This typically takes 1-3 hours depending on home size.

02

24-72 Hours After

Lab Analysis

Collected samples are sent to an accredited third-party laboratory for analysis. Air samples are analyzed under a microscope to identify and count mold spores by species. Surface samples are cultured or analyzed directly. You cannot rush this process - lab turnaround typically takes 24-72 business hours.

03

3-5 Business Days

Written Report Delivered

Once lab results are back, your inspector compiles a written report including lab data, moisture readings, photos of problem areas, and a clear explanation of findings. A good inspector translates lab numbers into plain English - not just raw spore counts. MasterTech York delivers reports digitally with a personal walkthrough of the findings.

04

After Report Delivery

Review and Next Steps

Your inspector should be available to answer questions about the report. If mold is found, you will receive a scope of work or remediation protocol - a written document describing exactly what needs to be cleaned, how, and to what standard. This document protects you when hiring a remediation contractor.

05

If Remediation Is Needed

Hire an Independent Remediation Contractor

Use the remediation protocol from your inspection report to get bids from independent contractors. Never hire a company that both tests AND remediates - this is a conflict of interest. A reputable inspector like MasterTech York does not perform remediation, ensuring unbiased results.

06

After Remediation

Clearance / PRV Testing

After remediation is complete, a post-remediation verification (PRV) test - also called clearance testing - confirms the work was done correctly. This is a separate inspection that includes air sampling to verify mold levels have returned to normal. Never skip this step.

FAQ

Common Questions After an Inspection

These are the questions Tom hears most often after completing a mold inspection in York County homes.

How long does it take to get results?

Most clients receive their full written report within 3-5 business days of the inspection. Lab turnaround is typically 24-72 hours. Rush processing is available at an additional cost.

What if no mold is found?

A clean report is great news and still valuable. It rules out mold as a source of symptoms, gives you documentation for real estate transactions, and establishes a baseline for future comparisons. You still receive a full written report.

Do I have to be home during the inspection?

Yes, it is strongly recommended. The inspector will need access to all areas including the basement, attic, crawl space, and any areas of concern. Being present also lets you ask questions in real time.

What should I do before the inspector arrives?

Do not clean, paint over, or disturb any areas of suspected mold before the inspection. Do not run fans or open windows for at least 12 hours before air sampling. Make sure all areas are accessible.

Will the inspector tell me who to hire for remediation?

An ethical inspector will not steer you toward a specific remediation company. MasterTech York provides a remediation protocol that any qualified contractor can bid on. Getting multiple bids is always recommended.

Important: Avoid Conflicts of Interest

One of the most important things to understand after a mold inspection is this: never hire the same company to both test for mold and remediate it. A company that profits from finding mold has a financial incentive to find it - whether it's there or not.

MasterTech York is testing-only. We never perform remediation. This means your results are always unbiased, and your remediation protocol is written to protect you - not to maximize a contractor's scope of work.

Do Not Start Remediation Before Getting Your Report

Some contractors will pressure you to start remediation immediately after an inspection, before your written report and lab results are back. Do not agree to this. Your written report and remediation protocol are legal documents that protect you. Without them, you have no way to verify the scope of work was necessary or that it was completed correctly.
