What you pay, and what the number covers
Most mold inspection pricing pages make you fill out a form to find out the price. Here it is instead.
A residential mold inspection in York is $450. Commercial is $785. Both numbers include 4 air or surface samples analyzed by an accredited independent laboratory, a full visual inspection of the property rather than only the room you're worried about, thermal imaging, calibrated moisture meter readings recorded by location, a written report with photographs, and a phone consultation where I walk you through what all of it means.
Samples beyond the 4 included are $85 each. I don't take them without asking, and on most homes I don't need to. Properties over about 2,500 square feet can cost more because they take longer and may need more areas or broader sample coverage — you'll have that figure before you book, not as a surprise on the invoice.
What isn't in the price, because it doesn't exist here: a remediation quote. I don't sell mold removal. That's the entire reason the inspection can cost money and still be the cheaper option, which is what the rest of this page is about.

The $30 kit, the free inspection, and the one you pay for
There are three ways to try to answer this question. Only one of them produces something you can act on or hand to anybody else.

The free inspection is the one worth thinking hardest about, because it isn't free — it's paid for out of the remediation job it's designed to sell. A company whose revenue depends on you needing cleanup is being asked to rule on whether you need cleanup. Some of them are honest. The incentive still points one direction, and a meaningful share of the properties I'm called out to don't need remediation at all. A free inspection very rarely arrives at that answer.
The kit fails for a simpler reason. It's a petri dish, and spores are in the air everywhere on earth, so it grows something in every building it's ever opened in. A positive result tells you nothing about species, nothing about whether your level is elevated against the outdoor air that day, and nothing about where the water is coming from. You've spent $30 to be exactly as worried as you were before.
The three things that move the number
Everything that can change your price, stated plainly. All three get quoted before the visit, never after.
Square footage
The $450 base fee covers properties or inspected areas up to approximately 2,500 square feet. Past that there is more to walk, more to scan and more area that may need sample coverage, so the price can go up depending on size and scope. You get the exact number before anything is scheduled — not after I'm standing in your basement.
Sample count
4 samples are included, which covers the large majority of homes I inspect. Beyond that they're $85 each, and I ask first. This comes up on bigger houses and on properties with several genuinely separate areas of concern — a basement and a detached garage aren't one question.
Test type
Air and surface sampling are covered by the flat price. ERMI dust testing is an add-on because the DNA analysis itself costs more at the lab. It's worth it when symptoms are real and conventional air samples come back unremarkable, and it's a waste of money when they aren't.
How much does mold testing cost in York, PA?
Same question, different word — and here, the same price.
People search "mold testing cost" and "mold test cost" as often as they search for an inspection, usually meaning the same thing. Here they're the same $450, because testing on its own is mostly a way to spend money without learning anything.
You can find cheaper standalone "mold testing" — someone arrives, sets a sample cassette, leaves, and emails you a lab sheet. What you've bought is a number with no scale next to it: no outdoor control sample taken the same day, no moisture readings, no thermal scan, and no determination of where the growth is or why it's there. A spore count that doesn't tell you what to fix isn't a bargain at $150.
The price on this page covers the sampling and the inspection that makes the sampling interpretable. Those aren't two services. Sampling before looking is how you get a confident-sounding result that's wrong.
Is $450 a fair price?
Worth checking against the market rather than taking my word for it.
Published national figures for professional mold inspection generally run $300 to $650, with averages reported close to $450. So this sits in the middle of the normal band, not at the bottom and not at the top.
The headline number is the wrong thing to shop on, though, because what's bundled into it varies enormously. A $295 inspection commonly means a visual walkthrough with lab samples billed separately at $75 to $150 apiece. Add the four samples that are standard here and that quote lands above $450 — after you've paid twice and waited twice.
When you compare quotes, compare these five things: how many samples are included, whether an outdoor control is taken, whether the lab is independent and accredited, whether a written report is included or just a verbal summary, and whether the company also sells remediation.
What It Costs to Add Whole-Home IAQ Testing
It's a flat add-on to the residential mold inspection, with custom pricing past ten rooms or areas, and you'll know the total before anything is scheduled. Room-by-room readings show which rooms stand out for particulate, ventilation, VOCs and humidity, giving you clues beyond what mold sampling alone can.
