Why Dover houses get mold
It's almost never mysterious. Something stays wet, and mold grows on it. The trick is finding what's wet.
Dover has a particular mix of housing — older farmhouses with additions, split levels and ranchers from the sixties and seventies, and newer developments that went up on bigger lots. What most of them share is a crawl space or a partially finished basement, and that's where I do the majority of my sampling out there.
A crawl space is the perfect setup for mold: it's cool, it's dark, the ground gives off moisture, and nobody goes in there for years at a time. By the time you smell it in the living room, there's usually visible growth on the floor joists and the subfloor overhead. Same story with attics — if a bathroom fan is blowing warm wet air into the attic instead of out through the roof, the underside of the sheathing will tell you.
On the newer houses I see more condensation problems: tight construction, oversized air conditioning that cools without running long enough to dry the air, and growth showing up in closets, on exterior walls and behind furniture. Different cause, same fix — find the water, stop the water.
My job is to figure out which one of those you have and prove it with numbers instead of opinions. Moisture readings, thermal imaging, and lab results from samples taken where they actually answer something.
What I run into most in Dover
- Crawl space homes — a lot of Dover houses sit on crawl spaces instead of full basements, and that's where I find the most growth.
- Well water and sump systems — failed pumps and iron-staining water lines both leave damp material behind.
- Larger lots with poor grading — the ground slopes toward the foundation more often than people think.
- Older farmhouses with additions — the addition almost never drains the way the original house does.
- Newer developments off Route 74 — tight houses, oversized air conditioning, condensation in closets and exterior corners.
- Finished basements — paneling and carpet over block walls that were never sealed first.

That musty smell isn't the house being old. It's usually mold on the joists, the subfloor, or the bottom of the vapor barrier, and it rides the air upstairs all winter.
Water stains after a hard rain
A lot of Dover lots slope back toward the house. Water gets in at the block joint or the window well, the drywall wicks it up, and mold starts a few inches off the floor.
Frost or black staining on attic sheathing
Common in the split levels and ranchers out here, usually because a bath fan dumps into the attic instead of through the roof.
Someone in the house feels worse indoors
Stuffy head, scratchy throat, coughing that clears up when you leave for the weekend. That's worth testing rather than guessing at.
